Change is Coming

As many people will be aware, the Building Safety Bill received Royal Assent on 28 April 2022 and will shortly become the Building Safety Act. What people may not be aware of is the vast changes this Act could have on the construction industry. The Building Safety Act origins come from the review carried out by Dame Judith Hackitt’s review of Building Regulations and Fire Safety in the wake of the Grenfell Disaster. The purpose of this piece of legislation is to make generational change in on how health and safety is managed throughout the building lifecycle and not just up to completion of construction.

Some key parts of the Act now include the introduction of the Building Safety Regulator who will be responsible for safety and performance of all buildings, a new regulator to oversee building products to ensure safety, the requirement for developers to join the New Homes Ombudsman scheme, entitle residents to full health and safety information regarding their building and creating a “golden thread” of data that gives full, up to date information on the safety running and occupation of a building. Whilst some of these changes may take up 12 – 18 months to introduce, contractors and developers alike need to start taking steps to meet the new requirements this Act will introduce to provide safer buildings.

In order to stay up to date, Magnitude works with leading health and safety consultants who provide continual advice to ourselves and our clients. By continually updating our knowledge around this crucial area of expertise, Magnitude is able to keep our clients fully informed to enable successful delivery of their projects.
